Improve Your Home Designs, Don’t Move

Improving your home, rather than moving, can be a more economical choice. Save on stamp duty, legal fees and removal costs, and the complexity of selling your property and find another one.

National research shows that an extra bedroom can add 6% to property prices and an extra bathroom more than 5%. Building a loft extension to combine the two slightly can make a family £ 24,000 better.

But the location is still the most important factor. A house in the best environment can command prices of more than a third higher than the same house in an 'average' area. Parking on the street and central heating attract a smaller premium than they were in the past.

While buyers are willing to pay for additional rooms, add an additional bedroom to use the existing space is generally less added value. Clear that the value of good-size rooms.

Estate agents and buyers tend to speak in terms of number of bedrooms. Extra bedroom is a good way to increase your property value, and adding more than that in the past.

If the property increased floor area to accommodate an additional bedroom, for example by extending the garage, this helps to maximize return. A 140sqft-size bedroom, double bedroom, added to two-bedroom house increases the value by 12%, and for three bedrooms increased value of 8%. The third bedroom premium has increased from 10.8% in 2003, but the fourth bedroom premium has dipped slightly from 9%.

Sleeping four lower premiums than the premiums for adding a third, whether it includes additional floor space. The fourth bedroom premium has fallen since 2003 in all parts of the country. This can be explained by the fact that 4 bedroom property is more common than they were. The proportion of 4 bedroom properties being built has fallen during the last five years, but still account for 25% of the new building, thus adding to stock a larger property.

However, the rapid increase in prices in the last three years, with one third of the year 2003, could mean that people are less able to pay the bedroom and so the four premium has fallen.

In periods of rapid price increases, not only the cost of houses rise, but so did the costs associated with moving.

A growing family of three living in a typical bedroom house, but want the extra bedrooms and bathrooms have to spend £ 196,000 to move up the ladder, while their own homes would fetch around £ 162,000. They will also face the cost of real estate agents around 2500 pounds, the attorney fees of around £ 3,000 and stamp duty of nearly £ 2000 a total of about £ 7,500 even without other removal costs.

For such families, a home improvement project such as an attic conversion could be the answer; provide better accommodation and adding value. Changing to add 300sqft loft floor room with bedroom and extra bathroom will add about 21% by value of the property, approximately 34,000 pounds. Estimated costs such as loft conversions around £ 17,500. Overall this hypothetical family would be around £ 24,000 by extending better than moving.

Most properties are bought and sold now have full central heating, but adding central heating will still add about 7% to house values. Installation of full gas heating system costs around £ 5,000 while the added value would be around £ 10,000. In addition, a system of new energy efficient can save you money on electricity bills.

Having a place to park the car you want, especially in crowded areas, but the premium for parking has fallen. Three years ago, has a parking lot added 8.1% and double garage more than 20%. Today, the parking lot will add 6.5% and 14.5% double garage

Historically, the new building has attracted premium prices caused by factors such as 'never lived in' novelty.

Location is still the most important factor affecting property prices and saleability. Nationwide research reveals that on such basis as it is up to 90% price premium on properties of the most prosperous and affluent areas than in areas where the most deprived. Making a comparison with the average 'But this region is more realistic.

Compared with the regional average, with a population of 'comfortable off', prices in areas that are less well off can be almost a quarter lower, as a result of the location alone. At the other extreme, prices in areas where the most affluent can be more than a third higher.

Features such as interior design, landscape gardens and equipped kitchen can add value and improve the saleability of a property, but as a designer makeover will add value to some buyers, the same design can reduce the price for others. Finished high standards improvements would be more interesting than 'bodged' job, but there are trade-off between cost and price improvement is another person willing to pay for it.
